In case of purchasing a house or villa, the land plot is registered in LeaseHold. A leasehold is a long-term lease for up to 90 years, a form of ownership that is equivalent to full ownership (Freehold). The house, at the same time, can be registered in full ownership—FreeHold.

If the option of registering land in Leasehold does not seem reliable enough to the buyer, the land can be registered in the name of a company registered in Thailand.

Among the advantages of registering land in Leasehold:

  • easy, fast, and inexpensive design;

  • low taxation in cases of purchase and sale transactions.

Among the disadvantages of registering land as a Freehold:

  •   the costs of maintaining a company in Thailand, although relatively small;

  •   legally more complex, lengthy, and expensive registration.

At the same time, registering a land plot as a freehold is considered more reliable.

Is it dangerous to buy property in Thailand?

With a competent legal approach, the risks in real estate transactions tend to be zero. If you decide to purchase property in Thailand, especially if it is a secondary market property, you need to contact a good lawyer. A lawyer can check the purchased property for the presence of encumbrances and liens, check the property owner, draw up or check the purchase and sale agreement, and register your property with the land department, which will protect you and your savings.

San Kamphaeng Hot Springs San Kamphaeng is an area located 36 km from the already-known Chiang Mai. This area is famous for its unique hot springs, which are located on 40 acres of land. It is noteworthy that each of these sources is conveniently landscaped and surrounded by picturesque gardens.
